It is important to protect your asphalt driveway or parking lot from damage by weather by applying an emulsified sealant. Emulsified sealants are oil-based sealants that have been diluted with water. After application, the water evaporates leaving the oil and solids to bind to the asphalt. This creates a protective barrier preventing the seepage of water into the asphalt which will damage it from within.

Types of Asphalt Sealcoating

Every asphalt surface, driveway or parking lot is different and may require the use of different types of sealcoat. There are 3 main types of asphalt sealcoating.

Seal coat is typically diluted 10% with water to allow it to seep freely into the surface. Be sure the contractor you choose is using the proper ration of water to sealant. Some paving companies may be able to offer a low price by skimping on the amount of sealant resulting in an inferior result.
